PLEASE NOTE:
   If you signed up as a member of The Róme Venture, you should have received an email from “members@theromeventure.com” sometime in the first half of 2022. This email informs you that the intent of the $50  initiation fees was successful and was now being returned  (Your membership continues to exist).  The email asks how you prefer to have those funds returned to you.
   If you did NOT receive that email, then it is very probable that we have an incorrect or no-longer-used email address for you. Please email members@theromeventure.com that you do not have or can not find this email, and a new one will be sent out to you. 
   While the majority of funds have already been returned, there are still a number of members that we have not heard back from, and we do wish to return your initiation fees as soon as possible.

“Just because it’s taking time doesn’t mean it’s not happening”

A very good friend posted the image above a couple of weeks ago, and I immediate replied to him that this is exactly my position with the Róme project.

Each week I meet someone that says they heard the project had been scrapped.  And while this is not true, we are behind schedule and some things have moved and are moving at a snail’s pace. Work has continued however, and we are currently in a bit of a hold as we come to year’s end. Our “money folks” are suggesting that we wait on taking on any additional significant loan debt, believing that interest rates will be moving down some in 2024. So I am monitoring and trying to find the balance of saving on the long-term interest expenses with getting the property open.

Not so long ago, things were moving along nicely. So what happened?   While I do not wish to go into too much detail, the short of it is we had an occurrence in which a wrench was thrown into the works, and that triggered a domino effect related to other aspects of the project, including a major one connected to our originally selected property.  Making things worse was that this was all happening as suitable lots were being gobbled up, prices were surging and interest rates were on the verge of doubling every few months. In hindsight, we had a prime opportunity window close quickly on us.  This required us to take a step back, look at the new landscape and re-evaluate our needs and wants. This exercise has proven beneficial and has put us in a position of seeing a grander, broader plan.

In finishing the year, I wish to note that steps will be taken when they make sense, and I remain committed to delivering a quality product. In the meantime, enjoy your favorite places and support our community’s businesses so they survive.

Feasibility study – COMPLETED.   While the report is overdue, it has been completed and delivered (12/17/2021) by the research firm, Wert-Berater, LLC.

    We are happy to announce that the report was very favorable and fully supports the viability of the project overall, including support for all various components of the project, resort and financial projections, that were thoroughly analyzed and compared to national, regional and local figures.

   The report will now have a summary compiled, which will be added to the investor packet (secondary funding participants).

 The Róme Venture membership drive was
successful in demonstrating the demand for the resort project.  As this was the purpose of the memberships, there is no longer a need to continue the membership drive at this stage. (Memberships for new citizens will resume when the resort opens.) In the meantime, membership fees paid will begin to be returned in January in the order in which they were received.  All citizens should ensure that their correct emails are in the Róme Venture’s database to make the process efficient. Membership list is recorded and existing memberships will be  applied to membership status at the resort.
